How to Buy a House | Part 2 – Find a Realtor

Buying a house, especially when you are a first time home buyer can be super intimidating. This second video talks about how to find a great Realtor who can help you through the process.




Hey everyone, it’s Andrea Lutz, and I’m here to talk to you today about buying a house.

After you get pre-approved and you’ve talked to your lender, and you’ve got that all straightened away, the next thing you need to do is find a realtor. Find someone that you trust, that you know you’re gonna work well with, and the best way to do that, is to go out and talk to your family and friends, and get some ideas on people that they’ve worked with in the past, who they really enjoyed. You’re gonna want to find somebody who specialize in buyers. Someone who’s used to taking buyers around town, knows the neighborhoods really well, and is gonna take the time you need to find the house that you really want to go to.

Now we don’t live in House Hunters, you don’t get to go see three houses and pick the best of the three. It could take a long time before you find the house that you really like. Maybe you need to look at seven, eight, ten, twelve other houses. This person that you’re gonna choose has to have the patience to sit there with you and help you discover what are the things that really need out of a home.

I would ask that agent, are you a full time real estate agent? Is this your career? Is this what you do all the time?

Do you have the time to work with me when I’m available to go look at houses? Now that might be after work, maybe you have a nine to five, or maybe it’s on the weekends. You want to make sure that this agents is going to be available for you when you have the time to search for homes.

So another thing you’re gonna want to find is an agent who has a good knowledge of homes. I know, that sounds so simple, but it’s not, and a lot of agents don’t know a lot about houses, believe it or not. You want to find someone who can help you understand, is this house in good shape? What’s the construction like? Is it built well? Are there any major repairs that I’m gonna have to have when I first move in to the house? Also, like maybe you don’t like the layout of the house, or maybe you don’t like the d├ęcor, how easy is that to change, and do you think I could take down this wall, or reconfigure this kitchen? Find someone who can answer those questions for you. You don’t just need someone to open the door for you. You need a professional who can help you through this process, and help you understand if this is the best home for you.

The other thing I want to talk about here today is who pays for this buyer’s agent? Now if you’re a first time home buyer, you probably don’t know, and a lot of people who have bought homes before too, they don’t know. In different states there are different rules. So, here in Indiana, the seller pays for the buyer’s agent. Guess what? You don’t have to pay a dime. You have all the help you need, the support you need, and nothing comes out of your pocket. So how it works in Indiana is, when somebody puts their house up for sale, they have an agreement with the seller’s agent, the listing broker, that they will pay a certain percentage of that purchase price, or a certain fee, so that that home will get sold. Now here in Indiana, that listing agent shares that fee, or that percentage, with the person that brings the buyer. So when you finally find the home that you’re really interested in, and you’re ready to make an offer, and everything goes great, yes, and you get the home, the buyer’s agent who your working with actually gets paid for by the listing broker. They co-op that fee or that percentage, so that both parties get paid and everybody’s happy in the end.

So it’s true, as a buyer, you can go out there and you can look at houses without a buyer’s agent. You can call the listing broker, have them open the door, let you in, you can also go to open houses on yourself, you can just search on Zillow and check out things, and go and look for houses on months on your own, but I would advise you to find an agent partner. Someone who you can work with, day in, day out, and as you’re going through homes, you’re looking at houses, and you find, I don’t really like this backyard, and here’s why, and I don’t like that kitchen, oh I really love this master bathroom. That agent, if they’re a good one, they’re gonna take all those pros and cons of all those houses you’ve seen, and they’re going to be able to zero in, even more to that perfect home that’s gonna be great for you, and like I said, doesn’t cost you a dime.

So why not get started with a buyer’s agent right off the bat, from the very beginning. That person’s gonna be able to help you the most.
